Do you need landlord insurance?
If you have an investment property, you should make sure you have it covered.

For Australians who own an investment property, landlord insurance plays an important role in protecting both your income and assets.
While it may appear similar to standard home and contents insurance, landlord insurance is specifically designed to address the additional risks that come with renting out a property.
At its core, landlord insurance usually covers damage to the building and any contents you provide for tenant use, such as carpets, curtains, appliances, or furniture.
This protection typically applies to events such as fire, storm, flood (if included), vandalism ,and theft. If your property is strata-titled, some building cover may already be included through body corporate fees, but landlords should still confirm exactly what is and isn’t covered.
A key feature that sets landlord insurance apart is cover for tenancy-related risks.
Many policies include protection against loss of rental income if the property becomes uninhabitable due to an insured event. Some also offer cover for rent default, where a tenant fails to pay rent for a specified period, as well as legal expenses associated with evicting tenants.
These features can help reduce financial pressure if rental income unexpectedly stops.
Damage caused by tenants is another consideration. Policies often distinguish between accidental damage and malicious damage.
Accidental damage might include unintended harm such as broken fixtures, while malicious damage refers to deliberate acts. Investors should check whether both types are covered and under what conditions, as not all policies treat them the same way.
Public liability cover is also commonly included. This protects landlords if a tenant or visitor is injured on the property and the landlord is found legally responsible.
For example, injuries caused by faulty wiring, broken stairs, or other maintenance issues could lead to costly claims without adequate insurance.
Exclusions and limits matter just as much as inclusions. Wear and tear, poor maintenance, and gradual deterioration are generally not covered.
Insurers may also impose strict conditions, such as requiring regular inspections or evidence of tenancy agreements. Failing to meet these conditions could affect a claim.
For senior investors, especially if you are relying on rental income to supplement your retirement savings, it is important to review landlord insurance regularly.
Changes such as higher rents, renovations, or shifts in tenancy arrangements can affect the level of cover needed. Comparing policies and carefully reading the Product Disclosure Statement helps ensure the cover aligns with your investment strategy.
Landlord insurance cannot prevent problems, but it can provide valuable financial protection when the unexpected occurs.
